Purchasing Colorado Real Estate
"Who will represent me?"
When we first meet we will discuss relationship alternatives. We will review the options with you and depending on your needs you will decide what relationship works best for you. Once you have made your choice, we will both sign a "Definitions of Working Relationships" statement acknowledging that choice. This document is required by the State of Colorado Real Estate Commission and is kept in our files.
"What should I know before looking at properties?"
Before we set out to tour properties, we like to spend time in an initial interview discussing your needs and desires so that we have an idea of what types of properties will appeal to you. We find that this time is invaluable in determining which properties to select for you to tour.
You will find us prepared with a list of properties that will be best suited to your needs. Through the Boulder Board of Realtors Multiple Listing Service, we have information about and can show all properties listed for sale in our area. In some cases, we may show you properties that are not "officially on the market," but could be purchased, as we are aware of opportunities that are not public knowledge. Once we know your needs and criteria, we will help you find the right property. Your satisfaction is our goal.
We try to see all of the properties available that meet your criteria. If you see an ad in a newspaper or magazine or drive by a property that looks interesting, call us and we'll get the information and photographs to you. We are in this for the long term and we want to have your repeat business and the referrals of your family, friends and acquaintances. We want to assist you with all of your real estate needs six months from now, two years from now, and for as long as you are living in the Boulder area.
During this process, we will make every attempt to work around your schedule and save time whenever possible. When you find a property that you would like to purchase, we will write the contract and assist you through the purchase process. We can recommend several local lenders to you, as well as attorneys, inspectors, appraisers, and engineers.
"How can I maximize my time spent looking at property?"
The first thing we do is go over the "game plan" before venturing out. We will recap your requirements and discuss briefly our selections.
